I'll help you understand each offer's pros and cons, and provide you with expert guidance in order to make an informed decision on the best offer to you.

4. Home Inspection
Many transactions fall apart during home inspection phase, and most buyers will have a home inspection contingency. They will provide you with a list of items they want you to repair or give a credit. Using my years of experience based on selling hundreds of homes, I'll help you negotiate and resolve these issues and move the transaction forward, while helping you save as much money as possible. This ultimately maximizing the money you receive at closing.

5. Financing
Many transactions can also fall apart during the financing contingency. Buyers need to get an appraisal and obtain a mortgage commitment from their lender. Complications during this phase can create some major issues for you. Maybe the appraisal came in low and the buyer wants to renegotiate the price. Maybe, the buyer is self-employed and is experiencing difficulty securing a mortgage. I'll help you negotiate any issues that arise and move the transaction forward.

6. Closing
Getting to closing is the most important goal. By this phase, buyer's inspection and financing contingencies will have mostly been satisfied. Amongst other things, I'll assist you in completing any repairs you've agreed to perform, securing any township Certificate of Occupancy/Fire & Smoke Certificates required for closing, ensure the buyer has obtain the "Clear to Close" from their lender and coordinate the final walk through.
