As part of my evaluation of your home, I'll put together an analysis of whether or not it makes sense to do any major renovations to your home to increase the sales price and increase the profit from the sale. Renovations in your home can generate a very high returns on investment. There are very few investments of the same risk as real estate where you could earn 50%* or more return on your investment in three months.  For example, by renovating your kitchen and baths might cost you $40,000.  However, if you could attract more buyers and sell your home for $60,000 more, then you have generated a profit of $20,000 which is 50% return on the original cost of $40,000. Also, a home that has a very outdated kitchen or baths might turn buyers away, thereby having a higher chance of lower priced offers. Homes that are "move-in" condition and tend to attract high priced offers and sell faster. I can also act as your "General Contractor" and give you an estimate for the renovation.  Using our brokerage's property management division, we have renovated many homes for our seller clients. We have developed a network of trusted vendors and sub contractors that we have used on past projects. Our estimates are usually cheaper than other general contractors, because there is a potential sale attached to the project. This add-on service is only available as part of selling your home.
